What’s the Ideal Location for a Physical Therapy Practice?

Location, location, location—the adage is especially true in commercial real estate and finding a physical space for your business. For physical therapists, the location of their practice can be the difference between a thriving practice and one that struggles to attract patients. We’ll explain the ideal location for a physical therapy practice, from square footage to surrounding demographics.

Ideal Characteristics for Your Physical Therapy Practice Location

Every physical therapist should look for a few things in a location for their new practice, from physical space to target demographics to surrounding competition.

Enough Space

First, a physical therapist must ensure their new practice has plenty of space to host their equipment and clients. The necessary space will depend on the practice specialty, the team size, and the likely patient workload.

Along with space for the physical therapy tables, physical therapists should also consider space for patient waiting rooms. Note that most physical therapy practices are roughly 1,500–2,500 square feet.

Near Your Practice’s Target Demographics

Location demographics are a key characteristic to look for when buying a physical therapy practice or starting one. No business owner wants to “set up shop” in an area lacking its target demographic, and that’s especially true for physical therapists. Depending on the type of practice and the target clientele, you should research the area’s demographics—the median age, median income, etc.
By meticulously considering these factors, physical therapists can strategically position their practices for success within the ever-evolving landscape of modern medicine and healthcare.

If the practice primarily caters to older patients with spinal problems or young athletes in recovery, the surrounding area of the physical location should reflect that. The closer the practice is to its target market, the better.

Highly Visible Location

A highly visible location is ideal for any physical therapy practice. It should be easy to find and get to. That way, it will be much easier to attract patients when more people see your signage and have heard of you, even in passing. If the location checks all the boxes except visibility, consider investing more of your budget in marketing to get the word out and overcome the lack of visibility.

Little Competition

The major factor for the success of any business is beating the competition, but if the business can avoid competition, all the better! You may find that a certain location and area is ideal for your practice, but the new practice will be fighting an uphill battle if there’s already a highly successful practice or many practices.

No business wants to join a saturated market, so consider areas with untapped potential. They may not check all the boxes, but little to no competition means plenty of growth potential.
